The service
AuctionIntel aggregates public sheriff and trustee sale listings from official and permitted government sources, scores them, and provides AI-assisted research tools. AuctionIntel does not process bids, payments, or transfers of title for any auction, is not a party to any sale, and is not affiliated with any county, court, sheriff’s office, or trustee. The actual bidding happens through each jurisdiction’s own official process.
Accounts
You must provide accurate information to create an account and are responsible for activity under it and for keeping your credentials secure. Accounts are for use by the organization that created them, subject to that organization's plan seat limit.
Subscriptions and billing
Paid plans are billed monthly in advance through Stripe. By subscribing, you authorize recurring charges to your payment method until you cancel. You can change plans or cancel any time from the Plan & Billing page — cancellation stops future billing but does not refund the current billing period. We don't store your card details; Stripe does.
Refunds
Payments are generally non-refundable, including for partial billing periods after a cancellation or downgrade. If something went genuinely wrong on our end (a billing error, a service outage), contact us and we'll look at it in good faith.
Acceptable use
Don't scrape, resell, or redistribute AuctionIntel's data or AI output as your own product; don't attempt to circumvent plan limits, rate limits, or authentication; don't use the service for any unlawful purpose. We may suspend or terminate accounts that violate this.
No investment, legal, or financial advice
Opportunity scores, AI-generated explanations, estimated market values, and AI chat responses are computational estimates and outputs, not advice. Opening bid is not a final sale price and does not include liens, taxes, or fees. Estimated market value is a computed estimate from public assessment data, not an appraisal. Always verify current details directly with the source county, court, or sheriff/trustee before acting, and do your own due diligence (title search, inspection where possible) before bidding on any property.
Disclaimer of warranties and limitation of liability
AuctionIntel is provided “as is” without warranties of any kind, including accuracy or completeness of listing data, which originates from third-party sources outside our control and can change or be withdrawn without notice. To the fullest extent permitted by law, AuctionIntel and its operator are not liable for any indirect, incidental, or consequential damages, or for any decision made in reliance on information provided through the service, including bidding decisions.
Changes to these terms
We may update these terms as the service changes. Continued use after an update means you accept the revised terms. Material changes will be reflected by an updated date on this page.
Governing law
These terms are governed by the laws of the State of New Jersey, without regard to conflict-of-law principles.
